Our Co. will negotiate property sales and leasing contracts, schedule needed maintenance, manage all building maintenance projects, compile data for financial reports for owners by regularly maintaining and updating all records on file and we promptly resolve all client conflicts and/or complaints.
Our management team takes pride in supporting their clients with all financial operational aspects of the property, including rent, property taxes, and maintenance. We advertise all our managed properties ready for lease, we screen tenants, negotiate lease agreements, collect deposits and rent payments. We resolve tenant issues, and oversee evictions/ in case of breach of lease agreement. Our Field inspectors update the owners about the physical condition of the property and all financial arrangements. We coordinate and schedule all maintenance and repairs with vendors and ensures the property is given full attention.

What is Included in Owner Fees?
At Tompkins Management Co., we believe that “Value for Money = Service.”
Management Fees are charged on a percentage basis as the rent is collected. The amount charged per calendar month will depend upon the actual amount of rent collected. This fee depends on the location, condition of property, and how many properties you will be having us manage.
Our service is called “Property Management”. However we believe it should really be called “People Management” because our work is centered on our staff successfully communicating with property owners. Just to name a few others tenants, contractors, creditors, insurers, attorneys, code enforcement, planning, zoning and home owner associations.
